The challenge
Blenheim Park is a commercial development in Nottingham combining modern office accommodation with a large warehouse unit. The final stage of any fit-out is the one the client remembers most, because it is the state the building is handed over in. Construction leaves fine dust on every surface, adhesive residue on new floors, and paint spots on glass, and none of it clears itself. AOG was brought in to take the unit from a working site to a space ready for people to move into, on a fixed three-day programme.
Two very different environments had to reach the same finish at the same time. The office areas needed a careful, detailed clean of glazing, partitions, joinery, and sanitary fittings, where marks show under natural light and first impressions matter. The warehouse needed high-level dust removal across steelwork, cladding, and racking lines at heights well beyond a standard ladder. Both spaces had to be cleared in three days while other trades were still completing snagging, which meant the clean could not simply follow the build. It had to run alongside it without getting in the way or being undone.
Our approach
We phased the work so the two spaces progressed in parallel rather than one after the other. In the warehouse we used a Space-Vac high-level cleaning system to draw fine construction dust down from steelwork, high cladding, and racking without scaffold towers, which removed both the safety risk and the time cost of working at height by hand. In the office we ran a detailed sparkle clean, taking glazing, frames, skirtings, and washrooms back to a presentable, occupancy-ready standard. Throughout, our supervisor coordinated directly with the site team so our operatives were never cleaning an area the trades were about to return to.

Using high-level equipment rather than scaffold access kept our operatives safe and let the warehouse clean run in a fraction of the time a manual approach would have taken. The client received a single, coordinated finish across two spaces from one team, which meant one point of contact, one standard, and one clean handover rather than a set of loose ends. It is the kind of end-of-project work that decides whether a building feels finished or merely built.
